Further Thoughts 

Last month I talked about the national shortage of inventory. This month I’m going to talk about unit sales. Most often people focus on value when it comes to statistics, as that’s what hits home to most consumers. When in a changing market, however, it’s often better to focus on unit sales to gauge said changes. In preparation for this month’s report, I decided to see how our market is fairing with unit sales from a higher perspective than just one month, so I did year to date. Year to date (through Aug.31), Monongalia county’s units are down 17.1% across both categories as compared to the same timeframe of 2022. I don’t have national year to date data, but July sales were down 16.6% nationally so that’s pretty on par with what we’re seeing here. I also took a look to see what price ranges were selling the best, and by far it’s our average sale priced homes that are flying off the shelves. That’s what I have been observing, but nice to see it on paper. I really think much of this is a matter of consumer confidence and anxiety of the unknown. I predict once the feds state they will stop moving the rate, people will start coming out of the woodwork and feeling more comfortable to jump in with both feet.
